
Perform Maintenance & Repairs:
- Conduct general maintenance on occupied rental homes, including plumbing repairs, electrical fixture replacement, and carpentry (hanging doors, drywall patching, painting).
- Troubleshoot and evaluate the best long-term solutions for repairs, prioritizing cost-effective and lasting fixes.
Property Inspections:
- Inspect vacant properties to determine the scope of work needed to prepare them for new tenants.
- Perform regular inspections of occupied properties, identifying any deferred maintenance, resident non-compliance, and general condition for review by the Property Manager.
- Coordinate and perform lead-safe assessments, including documenting areas of peeling paint and ensuring repairs are made ahead of official inspections.
Housing Authority Inspections:
- Meet with Section 8 and other housing authority officials to conduct inspections, ensuring all repairs are completed to pass safety and compliance standards.
Work Order Management:
- Manage work orders through the iPad-based system, logging repair details, tracking time, and documenting repairs with before and after photos.
- Communicate with residents to schedule repairs and provide timely updates on service appointments.
Compliance & Safety:
- Follow company safety procedures, including adhering to the dress code and minimizing risks in the workplace to protect both residents and team members.
- Participate in technical training, including company-sponsored federal Renovation, Repair, and Painting (RRP) certification.
- Support the company’s emergency repair schedule, responding to after-hours repair requests as needed.
Results:
- Properties are maintained to ensure they are safe, appealing, and meet all required housing standards.
- Work orders are completed promptly, within designated timeframes, ensuring that all properties remain in optimal condition, minimizing downtime for rental turnover.
- Properties meet Section 8 and other housing authority inspection standards, and lead-safe certifications are obtained, reducing risk and liability for the company.
- Actively contribute to a team-oriented environment, sharing knowledge and collaborating with other maintenance staff to ensure smooth operations.
Requirements:
- Strong knowledge of basic maintenance including plumbing, electrical, appliance repairs, HVAC, and carpentry
- Excellent customer service skills
- Respectful communication towards others
- Valid driver’s license able to be added to company insurance
- Ability to perform job responsibilities with minimal supervision
- Ability to lift or to move up to 75 pounds.
